We had owned the land for quite a long time with an old house on it; the house was well past it’s used by date. The only way to develop the land according to the council was as a duplex and all of our neighbouring sites were the same size and most of them had been developed to a duplex. A mutual friend told us we should speak to Peter and we were very pleasantly surprised when he told us that he was confident that he could create a triplex on our block. Whilst we were at first sceptical, the only way to develop our land and actually make a profit was to build the triplex. Building a duplex simply wasn’t cost effective or profitable and thus didn’t make good sense.
We were also concerned that a triplex with such small sites would not yield the type of house that we felt that we would like to live in and that’s the only type of house that we were interesting in building as an investment. As we intended on renting the homes, we were keen on low maintenance and Pete's ideas addressed all of our concerns. We are thrilled with the external appearance of the development, as well as the internal function of the designs.
Pete was able to create open and spacious, very furnishable living areas, 3 good sized bedrooms and a theatre room. The use of high ceilings and optimisation of access to natural light provided a sense of openness that we find very inviting. The end product was not only visually appealing but also something that we are very proud to call ours. High ceilings, a well thought out kitchen, the level of finishing and the standard spec of the builder left nothing to be desired. Key Issues : If the site were to be developed in the traditional way, a 4m side access driveway would be required, leaving insufficient land to create a triplex; thus we had to first build a single home with a 3m side setback, (best I elaborate in conversation if required!) so that we could unlock the potential of the site as a Triplex! The council and WAPC could not guarantee the outcome, so a massive amount of trust was involved (not to mention some considerable stress and anxiety for yours truly!!) The council was adversarial and attempted to oppose the development, but we won after many months of negotiation. (Phew!!)
