Optimise profit on subdivision - Bayswater

It was all about the bottom line for us and we wanted to save as much money as possible along the way.

For anyone wanting to maximise the yield of their property, the take home lesson here is, ‘things are not always as they seem'.

A mutual friend had referred us to chat with Peter.  We had an investment property where the numbers only just stacked up if we were to demolish the old house and create 3 vacant sites for sale as vacant land.  Our figures suggested that we would expect a gross return of $960K.  Pete was able to show us an alternate way, which even the council didn’t tell us about when we visited them in the course of us doing our due diligence whilst we were investigating.  The idea he illustrated to us, not only turned out to be unique and worth listening to …. the eventual 5 vacant blocks of land that Peter created for us (instead of 3!!)  sold for a gross total of $1.2M.  Our little chat with Peter netted us an additional return of $240K.

His brilliant designs were an essential component of the sale as the purchasers of the land would have had little assistance from builders nor the council as to how to go about meeting the design restrictions inherent in the special use nature of the land which we had developed. The perceived limitations of the land were explained perfectly by Peter, and design solutions offered to the eventual purchasers, ensured that they felt comfortable with their intended purchase.
