My block of land is on a corner and shaped more like a quarter of a pizza than anything else I can think of. It is also slightly smaller than what is required for a duplex. The council suggested to me that it couldn’t be done, as there was insufficient size and the odd shapes made it very unlikely that any lenience could be offered.
A mutual friend suggested I chat with Peter about subdivision potential and we established that he believed the block could be split in two. However, the resultant blocks of land would be shaped somewhat more like an ice-cream cone with a wide front and a very narrow rear end. The block also had some substantial slope about it which represented a huge number of challenges. As a single Mum I can’t afford to build on the blocks of land but I asked Peter if he would be able to create designs to assist with the sale of the resultant blocks of land. Peter was able to create lovely designs to suit the ice-cream cone shape and in fact they look like perfectly normal homes.
As it turned out, the subdivision was approved in conjunction with Peter's plans, so without his design flair and negotiation skills, it likely would never have been approved.
The real estate agents didn’t think we would get much for the land due to their shape, however, once we were able to illustrate through Pete’s designs the potential of the site, we were pleasantly surprised with what we could sell the land for.
