Impossible triplex bordered by 2 laneways - Scarborough

Our little block sat empty for so long waiting for the right solution, then we met Peter.

The design process was really interactive, we had soooo many questions but Peter was super patient and had answers to all of our questions.

Our little block of land had sat empty for some time looking for the right solution.  We were surrounded by laneways, there was a laneway down the long side of our block and across the rear and it was apparently only suited to development as a duplex.  We understood that developing a block bounded by laneways meant that we had to give land away to the government and pay out of our own pocket to pave/upgrade the laneways and this added expense was quite significant and made duplex development of our site not seem profitable.  We were recommended to talk to Peter and were very pleasantly surprised when he thought that we could develop a triplex though not in a way that we had ever considered. 

The design process was interactive, we had lots and lots of questions and Peter was always patient and willing and ready with the answers.

The project was extremely complex and involved a lot of interaction with Council, Local & State Government and the Builders - Peter took care of everything for us.  The single bedroom dwellings were something we hadn't considered and as the Council told us we could only develop a duplex and didn’t mention the possibility of developing a triplex with single bedroom dwellings. This concept has unlocked the profitability of our site.  The idea of single bedroom dwellings seemed really restrictive but Pete’s clever designs were able to incorporate a substantial size living area as well as a secondary study area that would enable a comfortable place for guests or short term visitors to be able to stay.  The single bedroom dwellings had the bonus of double garages and substantial size outdoor living areas.

The use of high ceilings throughout the entire floor plan was really inexpensive due to the size of the footprint but did add an extra dimension of space to the homes.

Once convinced that the subdivision was possible, we were then concerned that the block sizes could be too small to fit a reasonable size home on them, we needn’t have been as Pete came up with 3 design options that addressed the needs of the rental market in the local area.
